The Facilities Director is the key leader and technical expert across all associations properties including 4 membership branches, a residential camp, and 3 other program locations, utilizing advanced hands-on expertise and strategic leadership to maintain and improve the operations of all YMCA branch facilities
Responsibilities:
- Provides overall coordination of facility and vehicle maintenance, including preventativemaintenance. Coordinates and reallocates maintenance resources across facilities based onpriority, workload and operational needs.
- Responds to work orders in a timely manner, triaging and delegating work and escalatingmajor/emergency issues as needed. Manages Facility Dude platform to document issues and progress.
- Drives consistency in maintenance standards and operational practices across all locations.
- Ensures regular preventative inspections and maintenance checks of facilities; documentsneeded maintenance/repairs.
- Performs minor maintenance work as needed, including but not limited to plumbing, electrical,carpentry, HVAC, and other repair work.
- Maintains all building alarm and fire suppression inspections and conducts quarterlyunannounced fire drills.
- Works alongside Aquatics Directors to ensure the maintenance of pools per regulations.
- Maintains grounds and assists in ensuring all seasonal facilities are open and operationalaccording to schedules developed by Program Directors.
- Hires, trains, develops, schedules and directs assigned facilities staff.
- Advises senior management on maintenance issues and projects as requested.
- Obtains and manages vendor contracts for inspections, equipment maintenance, and propertyservices as needed, requesting and reviewing bids in advance for the optimum selection andpricing.
- Oversees all contractors working in the facilities and grounds.
- Responsible for the overall security of company owned tools, equipment, vehicles, keys,relevant inventory, and security of buildings.
- Purchases equipment and supplies within assigned budgets/forecasts and maintainsappropriate records and inventory.
- Assists in the development of budgets supporting the preventative and annual maintenanceplans and monitors expenditures against budget.
- Updates facility plans periodically. Assists in development of annual plan of capital projects,consistent with the YMCA’s strategic plan and community needs.
- Works with outside agencies such as fire, health, building depts., etc. to ensure compliancewith all local, state and federal regulations related to facilities and grounds.
- Ensures compliance with all policies and operating procedures.
- Other duties as assigned.
Qualifications:
- Bachelor's degree in facility management, related field, or equivalent.
- Five or more years’ experience in facility management or closely related field.
- Working knowledge of standard practices and tools of HVAC, mechanical, electrical and plumbingsystems, carpentry, and other maintenance-related areas and ability to perform those functions.
- Basic knowledge of computers required.
- Skills in supervision, budget management and project management.
- Ability to work well with all levels of management, as well as supervise maintenance staff andcontractors.
- Ability to organize work efficiently and apply technical principles to solve practical problems in a timelymanner.
- Ability to work well under pressure, communicate well with others and provide courteous service.
- Current driver’s license and unhindered driving record, according to YMCA standards required.
- Ability to respond to safety and emergency situations.
- Ability to fulfill the essential responsibilities and functions of the job.
